5 Things you should know before renting in Malaysia

One of the final hurdle to complete your relocation to Malaysia is finding a place. Aside from looking your temporary abode and convenient location. There are few things to take note and consider specially if you will act as main tenant of rented property. 



Tenancy Agreement Stamping Fee

Stamp duty will be bore by the tenants. The table below is for reference. 

Ex. Your monthly rental is RM 2000.00 your Stamping Duty is only 87RM + 10RM each for Tenancy Agreement copies.

Agent Fee

If you find the place via real estate agent, normally they will only charge for running the documentation and for stamping it at LHDN. This will range from 150-500 RM. 

Rental Agreement

As standard, Landlord will require 1 Month Advance + 1 Month Deposit + 0.5 Utility Deposit

Ex. Monthly rental is 2000 RM 

2000+ 2000 + 1000= 5000 Upfront fee


Condition or clause about Deposit refund

This must be clearly specify on your Tenancy agreement. It should be clearly stated when and mode of payment. This will ensure, the landlord will return your deposit as per agreed time.

Based on my experience standard is one week after moved out. Land lord must return the deposit either Direct Deposit to your account, via Check.


Coverage of repairs

Normally, Landlord are bound to pay the repairs during the first month of tenancy. However, it must be indicated what are things covered by the landlord and to be bore by the tenants if in case something will broke down within 1 year tenancy. 

Ex. Major leaks on pipes, cost repair should be absorbed by Landlords
